Overview
Revenue matters are handled before the Tehsildar, the Sub-Divisional Magistrate and the Collector, for individuals, families and landholders across Kharar and Mohali. Every revenue file starts with the record itself: the jamabandi, the khasra girdawari, the mutation history and any prior orders passed on the land.
Where an entry is simply wrong — a mutation never carried out, a boundary misrecorded, a share miscalculated — that's usually fixed through a straightforward correction application. Where it's contested, the matter is argued through the revenue hierarchy, and escalated where necessary.

Mutation (Intkal)
Mutation following sale, inheritance, gift or will, and correction of mutations wrongly recorded or delayed.
Partition Before Revenue Authorities
Partition of jointly held agricultural land, and division of khewat and khatauni shares among co-owners.
Correction of Revenue Records
Rectification of jamabandi entries, khasra girdawari and other errors in the land record.
Revenue Appeals
Appeals and revisions against orders of the Tehsildar or Assistant Collector, before the SDM, Collector or Commissioner.

Recognise Any Of This?
Situations often seen.
Most people don't arrive with a legal category in mind — they arrive with a situation. A few that come up often:
A mutation was never carried out after a sale or inheritance, and the record still shows the previous owner.
A family's agricultural land was never formally partitioned, and shares exist only informally.
A jamabandi entry has an error — a wrong name, a wrong share, or a boundary that doesn't match the site.
A mutation was sanctioned in someone else's favour without proper notice being given.
Girdawari (the crop record) hasn't been updated to reflect who's actually cultivating the land.
A revenue authority's order needs to be challenged before a higher forum.
Before You Ask
Questions, answered.
How long does a mutation take?
An uncontested mutation is usually sanctioned within a few weeks of the application. Contested mutations, where an objection is filed, can take considerably longer, depending on the forum and its backlog.
What if the jamabandi has an error going back years?
There's usually no fixed cutoff for correcting a genuine record error, though the older the error, the more supporting documentation tends to be needed. It's assessed case by case.
